Mark Greenberg Real Estate Celebrates Major Avon Housing Redevelopment

Firm facilitated transformative project through sale of former office property to Beacon Communities
AVON, CT. — September 17, 2026 — Mark Greenberg Real Estate is proud to recognize the continued progress of Beacon Communities’ major redevelopment of the former office park at 20 Security Drive in Avon. Mark Greenberg Real Estate helped facilitate the project through the sale of the property to Beacon Communities, paving the way for its transformation into a new residential community.
Beacon Communities, a Boston-based multifamily housing developer, is advancing a multiphase redevelopment that could ultimately bring as many as 356 apartments to the property. The project will convert a vacant office campus into a mix of affordable, mixed-income and market-rate housing near Avon Town Center.
“We are proud to have played a role in facilitating this important project through the sale of the property to Beacon Communities,” said Mark Greenberg of Mark Greenberg Real Estate. “The redevelopment demonstrates how underutilized commercial properties can be thoughtfully repositioned to meet the evolving needs of their communities. We congratulate Beacon Communities on reaching this significant milestone and wish the organization continued success as it moves forward with this ambitious endeavor.”
The first two phases of the redevelopment will create 176 apartments. The Homes at Avon Park, a new 100-unit mixed-income apartment building, began construction earlier in 2026 and is expected to remain under construction through 2027. That phase will include 85 income-restricted apartments and 15 market-rate apartments, with 22 units receiving rental assistance through the Connecticut Department of Developmental Services.
Beacon Communities recently launched Avon Village, the project’s second phase, which will convert the vacant office building at 20 Security Drive into 76 affordable apartments. Plans call for 55 one-bedroom apartments, seven two-bedroom apartments, five three-bedroom apartments and nine four-bedroom apartments.
Sixteen Avon Village apartments will be reserved for households earning no more than 50% of the area median income, while the remaining 60 apartments will be restricted to households earning no more than 60% of the area median income. The development will also include eight fully accessible apartments and two apartments designed for residents with hearing or visual impairments.
Governor Ned Lamont joined state, local and community leaders for the recent ribbon-cutting ceremony celebrating the project and its role in addressing Connecticut’s need for additional housing. His attendance highlighted the significance of the redevelopment and the collaboration among Beacon Communities, the State of Connecticut and the Town of Avon.
A third phase proposing another 100 apartments has been filed with the town, while Beacon Communities is designing a fourth and final phase that could add an additional 60 to 80 apartments. Construction of the full community could be completed in 2029 or 2030.
Planned amenities include a fitness center, walking trails, gardens, a multi-use lawn, an outdoor courtyard and terrace, a dog run and connections to the Farmington Canal Heritage Trail. The property is also conveniently located across from the new Whole Foods Market and near Avon Town Center.
The redevelopment is being supported through a combination of federal Low-Income Housing Tax Credits, Connecticut Housing Finance Authority tax-exempt bonds and Opportunity Funds, Connecticut Department of Housing financing, and private construction debt and equity provided by M&T Bank. The Town of Avon is supporting the project through a 20-year payment-in-lieu-of-taxes agreement.
Mark Greenberg Real Estate congratulates Beacon Communities and all of the public and private partners involved in bringing this transformative project to fruition.
